When your roof shows signs of damage, it can be difficult to determine whether a roof repair is sufficient or whether a roof replacement is needed. A qualified roofing contractor can assist you in determining which option is ideal for your property.

5 THINGS TO THINK ABOUT WHEN CHOOSING ROOF REPAIR OR REPLACEMENT

The following factors should be taken into account while choosing between a roof replacement and a roof repair.

AGE OF ROOF

Do you know when your current roof was installed? Depending on the type of roofing material used, its age may be a good indication of when to replace a roof.

If your roof is showing signs of aging and/or has suffered storm damage, leaks, or other problems, it may be a good idea to consider replacing it. Replacing an older, damaged or failing roof, rather than repeatedly paying for roof repairs, can be worth the investment whether you intend to stay in your home for several decades or plan to sell soon.

ROOF LEAKS

A leaky roof is one of the most common reasons homeowners need roof repairs or a roof replacement. If you’ve seen water stains inside your home that run across ceilings or down your walls, the cause could be a leaky roof. Finding the source of the roof leak can often be tricky, but a certified roofing contractor can help with the process.

Regardless of the source of your leak, it’s important to solve a leaky roof problem sooner rather than later — something that begins as a small leak can eventually lead to bigger problems, such as:

Mold

Rotting framing and roof sheathing

Damaged ceilings, and

Wet or destroyed insulation

THE EXTENT OF ROOF DAMAGE

If you’re deciding between a roof repair or roof replacement, then it’s likely your roof has either deteriorated in appearance and/or has suffered other physical damage. Working with a trusted roofing contractor can help you better understand the extent of any roof damage you may have so you can make the right decision for your home and budget.

Signs of roof damage will differ slightly between various types of roofing material but generally fall into two main categories: aesthetic damage and structural damage

Aesthetic damage:

Roofing material looks old and worn.

Moss, dark streaks or algae is growing on or in between the roofing materials.

Structural damage:

Curled or cupped edges on asphalt or wood shingles.

Missing granules and bald spots on asphalt shingles.

Cracked or broken asphalt, tile or wood shingles.

Dented or perforated asphalt, tile, wood or metal roofing components.

Rusted metal shingles or panels

GEOGRAPHICAL AREA

Do you live in a region of the country that’s susceptible to hail storms, hurricanes, or tornadoes? If so, it’s important to replace missing shingles – or other roofing materials – immediately following a storm to help prevent future issues, such as roof leaks.

Damage from hail and falling debris can also affect your roof’s long-term performance, appearance, and ability to form a watertight roof deck.

ROOF REPLACEMENT COST

Of course, the cost of getting a new roof is one of the biggest considerations for homeowners when it comes to a reroof vs. repair.

In general, roofing repairs are going to cost less than a complete reroof project; however, if you’re paying for a slew of repairs over the course of a few years, they might eventually exceed the cost of an entire roof replacement.

Your roofing contractor can provide estimates to help you weigh the options of what might be the most budget-conscious solution without putting your home at risk from a failing roof, and may offer roof financing options.

While a complete roof replacement might be more expensive up-front, it does mean you won’t have to pay for successive repairs, especially if there are multiple trouble spots on your roof’s surface. Plus, a new roof can offer peace of mind, knowing that what you value most under your roof is protected from the elements.

WHEN TO GET A ROOF REPAIR

Minor Damage

If you need to repair a small portion of your roof or replace a couple of shingles in an isolated area with minor wind damage, then replacing damaged material in that section can be relatively simple and inexpensive.
Damaged, torn, or missing asphalt shingles, for example, can usually be replaced with new ones fairly easily. Other roofing materials may be more complex or expensive to replace individually, such as metal panels.
One downside to this approach is in trying to match roofing materials so that the repaired area blends in with the rest of the roof. For example, if you have spare shingles leftover from a previous reroofing job, the colors may be close but may not match exactly due to exposure.
Another option is to ask your roofing contractor to order shingles that correspond to the existing color as much as possible.

Moderate Damage

If the damage to your roof is more significant but confined to one side or area of your roof, partial reroofing may be an option, and it’s likely to cost less than a complete reroofing project.
Again, one downside to a partial reroofing project is aesthetics. It may be harder to match the color of the new roofing materials with the existing ones. Over time, roofing material can fade due to exposure to the elements. As a result, the newly reroofed portion may stand out from the rest of the roof.

WHEN TO GET A NEW ROOF

While generally more expensive upfront, a new roof may save money in the long run by avoiding the added-up costs of multiple repairs or additional damage.

Additionally, a new roof offers the following perks:

Aesthetics and curb appeal: Roofs typically make up a large portion of your home’s outward appearance. Not only does a new roof look attractive, but it also gives you the opportunity to choose a new color or style of shingle.

Increased energy efficiency: Today’s roofing materials have improved greatly in regard to keeping out the elements and reflecting sunlight.

Peace of mind: Knowing that the people and things you value most are protected from the elements while under your roof helps lessen stress during heavy rains and high winds.

If you’re weighing your options between a roof repair and a complete roof replacement, contact us today. We will talk through your options and help you decide what is best for your home!

Getting a new roof installed on your house is a great way to update your home and potentially improve curb appeal. Here’s a simple outline of what you can expect in the days leading up to, during, and after your new roof installation.

Your roofing project: what to expect before, during and after.

BEFORE: Preparation and planning

4-6 weeks before installation

Inspection: After you’ve carefully selected your roofing contractor, you can expect a thorough roof inspection to assess the scope of the roof installation. Once the inspection is completed, your contractor will provide a detailed quote and scope of the roofing project.

Permitting: Depending on where you live, a new roof may require permitting. Your contractor will take care of this process for you in the weeks leading up to install day.

Planning: After you’ve approved the quote and your permit has been approved, your contractor will begin the planning phase. This includes ordering necessary roofing materials, such as shingles, underlayment, and venting, but it can also mean arranging ancillary services, like dumpsters, portable restrooms, etc.

A few days leading up to installation day

You can expect a dumpster* to be delivered to your home 1-2 days before the new roof installation starts. Discuss with your contractor the specifics on timing and ideal placement for the dumpster to avoid vehicles getting trapped in the driveway or garage.

Your new asphalt shingles could arrive a few days before or the morning of the day your roofing project is set to start (these could be placed on your roof or in your driveway).

A secondary dumpster* may be delivered if your roofing contractor is recycling your old asphalt shingles.

*In some cases, contractors may use a dump truck in lieu of a dumpster. Talk with your contractor about their specific process to be best prepared.

DURING: General

If you have pets, you might want to work with your roofing contractor to see if they need to be secured during the roof installation.

Discuss with the roofing contractor team if you would like any gates to be closed at all times.

Ensure the roofing team has access to the roof, including unlocked gates and there are no obstructions for ladders to gain access to the roof.

Take appropriate measures to protect any valuable items in your garden, i.e. statues, planters, etc. Notify the roofers of any items in your yard to be aware of during the installation.

In most cases, you can plan to be home during the roof installation process. However, it can be very noisy, and could possibly be disruptive if you work from home.

DURING: The roof installation process

Removing the old roof. Your old roofing materials will be removed from the roof and disposed of or recycled.

Roof inspection. With the old materials out of the way, the roofing professionals will carefully examine the current condition of the roof deck (sheathing) and flashing. As the foundation to the roof, it’s important to make sure there is no damage to the roof deck before installing the new materials. Flashing around vents, chimneys, and valleys in the roof may need to be replaced depending on their current condition to prevent water seepage.

Underlayment installation. The roofers will roll out the underlayment across the roof deck. There are several options for underlayment, including ice and water barrier. Be sure to discuss these options with your contractor during the quoting process.

Installing Shingles. The contractor will start the shingle installation process with starter shingles along the bottom and side edges of the roof deck. Next, asphalt shingles are applied in staggered rows, secured with roofing nails. Hip and ridge shingles are used along the roof ridge.

AFTER: Final day/finishing up on the job

The roofing contractor will most likely do a final walk-through with you; this is where you make sure they have done everything they said they would do.

Typically, the roofing contractor will do a sweep of your property for loose nails and other debris.

A final roof inspection should be done to ensure proper installation and materials are without defect.

After your new roof has been installed

A representative from the roofing contractor might set up a time to come to your house to do a general review and collect the final payment.

Consider leaving a review for your contractor. You may receive an email from your contractor asking for a review on their website!

If you purchase energy-efficient windows or doors, you may be eligible for a federal tax credit. This tax credit can help you save money on your taxes.

To qualify for the credit, the windows or doors need to meet Energy Star standards for energy efficiency. These standards can be found on the Energy Star website. All doors and most* windows purchased from Garfield 1-2323 meet the Energy Star requirements for northern climates.

The tax credit is a way to reduce the amount of taxes you owe to the government. It can be claimed on your income tax return, and it’s based on a percentage of the cost of the windows or doors you installed. This tax credit is available for eligible taxpayers who purchased and installed qualifying windows or doors between January 1, 2023, and December 31, 2032.

Energy Efficient Home Improvement Credit Amount:

Exterior Doors Credit: 30% of costs up to $250 per door, up to a total of $500

Exterior Windows and Skylights: 30% of costs up to $600

The amount of the tax credit varies based on the cost of the windows or doors and the percentage of energy savings they provide. Be sure to read the IRS fact sheet and the Energy Star websites for more information about eligibility requirements and how to claim the tax credit.

To apply for the tax credit, you’ll need to:

Purchase windows or doors that meet the Energy Star requirements. All Garfield 1-2323 doors meet the Energy Star requirements for northern climate to be eligible for tax credits, and most* windows meet the Energy Star Most Efficient requirements to be eligible for tax credits.

Keep your receipt and a copy of the manufacturer’s certification statement for each product you purchase.

When you file your taxes, fill out IRS Form 5695 and attach it to your tax return.

Important notes:

A tax credit is not a deduction, which reduces the amount of your taxable income. Instead, it directly reduces the amount of tax you owe. This means that if you are eligible for the credit, you can receive a larger refund or owe less in taxes.

The amount of the credit may vary depending on the specific product and installation costs. As with all tax matters, it’s a good idea to consult with a tax professional for guidance.

Knowing you have a roof leak is usually obvious when you see the water spot on your ceiling. However, it can be much harder to pinpoint the cause of the leak.

5 potential signs of a roof leak:

Water spots on your ceiling or walls.

Missing shingles.

Cracked or damaged shingles.

Missing or damaged flashing or boot covers to roof penetrations.

Water spots or wet roof decking (seen through the attic).

What causes a roof leak?

Once inside the attic, water can travel along rafters and other horizontal surfaces making it difficult to find the exact entry point.

Missing flashing

You may assume your shingles are at fault, but it could be missing flashing around a chimney, or some other entry point, that’s allowing the water to get inside your attic.

Missing, cracked, or damaged shingles

If shingles are missing, cracked, or otherwise damaged, water can, over time, begin to leak into the home. A leak can start out small and slowly cause a lot of damage if a warning sign is ignored.

Ice dams

Water entry can also be caused by an ice dam. Ice dams are formed by the continual thawing of snow over the warmer portions of the roof and refreezing over the cold eave. The ice dam can cause water to back up under shingles.

Your roof is an important investment that will provide you and your family with years of protection from the elements while also ensuring a comfortable living environment. But in order for it to function at its best, it requires routine maintenance, just like many other parts of your house.

Roof Maintenance Checklist

It is critical to perform annual and semiannual tasks to help keep your asphalt shingle roof in good condition for the duration of its life. Many of the items on this list will take little time to complete and, like any seasonal chore, will help you save time and money in the long run.

11 Ways To Maintain Your Roof

Before You Get Started: Safety First & Minimize Roof Traffic

Safety should be your first priority before starting any roof work. Some maintenance tasks must be performed from the attic or from a ladder. Hiring a roofer is often the best way to ensure that the job is done correctly without putting you or a family member in danger. Roofing contractors are familiar with roof hazards and can identify problem areas that a do-it-yourselfer might miss. Request your free estimate today with Garfield 1-2323

Asphalt shingles are coated with tiny granules, which help to prevent UV degradation while also adding a three-dimensional color element to the surface. Unfortunately, excessive foot traffic can scuff granules. When walking on the roof, it is also possible to catch the edge of a shingle, causing it to lift or crack. As a result, it’s best to keep the number of roof walks to a minimum.

Seasonal Roof Care – Every Fall

1. Clean Your Gutters. Your gutter system’s role is to collect and direct water runoff from your shingles away from the foundation. When gutters become clogged, water can back up beneath your shingles and overflow onto your siding or brick.

Make sure your gutters are securely fastened, clean, and free-flowing. Pay close attention to the locations where the gutter and wall meet at an angle.

In places that are particularly vulnerable to the elements, you might need to add gutter splash guards or kick-out flashing.

2. Limit Moss & Algae Growth. Environmental factors can contribute to moss and algae growth on your roof, including a north-facing roof, lots of shade trees and a wet climate. Large clumps of moss growing on your roof can damage shingles by raising the shingle edges and exposing the undersides to water.

Algae can leave unsightly dark streaks on the surface of a roof. A solution of chlorine bleach and water can be used to remove algae stains. If the environment on your roof is conducive to moss or algae growth, regular treatments may be the best solution.

3. Remove Nearby Tree Branches. Trees can disturb roof granules by rubbing against shingles, especially during windstorms, in a manner similar to the potential issues caused by walking on a roof. Trim branches as needed so that they don’t touch your roof or gutters even on the windiest of days.

4. Clear Off Organic Debris. Trees provide shade and beauty to your landscape in the summer. Unfortunately, they are a constant source of debris, from maple leaf helicopters in the spring to fallen leaves in the autumn. Organic matter absorbs water, causing your shingles to be in contact with moisture for extended periods of time. Additionally, as rain falls from your roof, they may pick up debris, which they then carry to your gutters.

Remove organic residue from your roof at least twice a year, if not more, depending on the amount of tree activity in your area. Depending on roof access, such as an upstairs window, you may be able to gently remove the debris with a broom or leaf blower.

Remember not to use a tool that will rub the shingles’ surface, as this may dislodge granules.

Roof Check-Ups

Weathering and natural aging can degrade even the best-designed roofs over time. That is why it is a good idea to inspect vulnerable areas on a regular basis.

5. Make Sure Nearby Wall Cladding and Windows Are Watertight. It’s a good idea to inspect the exterior of your home after a major rainstorm or extended period of precipitation. Look for areas that are still moist or have wet streaks. You could have gutter or soffit issues, causing water to run down your walls instead of downspouts.

Also, check your windows; look around the sills and casings for warping or loss of caulk.

These are all areas that can lead to moisture infiltration.

6. Inspect Flashing. Flashing ensures a watertight seal where two roof planes meet. Flashing may be found, for example, where your chimney or vent pipes emerge. Flashing is frequently used in roof valleys, which are formed when two roof slopes meet.

Look for a safe, comfortable vantage point to watch the flashing, such as a second-story window. If the flashing is rusted, dented, missing fasteners, or the sealant is rotting, you should contact a roofing contractor. They can inspect the flashing in greater detail to determine whether it needs to be repaired or replaced. Get your free estimate today.

7. Examine the Soil Stack. Some vent pipes are sealed with a rubberized gasket. The gasket or the sealant that goes with it can dry out and fall apart over time. Check that all roof penetrations are properly sealed against the elements on a regular basis.

Again, if you notice this from a safe distance, contact a contractor for an official inspection.

8. Beware of Ice Dams. Snow on the roof and cold temperatures may increase the risk of ice dams.

Ice dams form when snow melts on your roof (due to sun exposure or heat transfer from the roof deck), trickles down your roof, and then refreezes over the eaves.

Snowmelt eventually has nowhere to go and begins to pool on the shingle surface. This can cause shingle degradation as well as water infiltration into the roof deck.

Your best bet, however, is to have a professional inspect your attic for adequate ventilation and insulation. Ice dams can be reduced with proper attic ventilation and insulation. Get your free roofing estimate today.

Smart Roofing Practices

9. Confirm Open Ventilation. Proper ventilation is an important concept. Replacing warm, humid attic air with cool, dry air aids in the prevention of mold and mildew in the attic, as well as ice dams on the roof.

Check the following to ensure that the intake and exhaust ventilation vents are functioning properly.

In the attic: Ensure that airflow is not obstructed by insulation, stored items, or insect hives, including the path up to the exhaust.

Soffits: Make sure the soffit screens are clean and free of debris and paint.

10. Connect Dryer and Bathroom Vents Directly to the Outside. It is important that moisture-laden air from dryers and bathrooms exits your home. Building codes require outdoor venting in new construction.

Check that fans aren’t venting into attics or crawlspaces if you’ve purchased an older home. Mold and mildew problems can arise when warm, humid air is introduced into an attic or crawlspace.

Check your dryer hoses or ducts on a regular basis to ensure they’re not cracked and are securely attached.

11. Avoid Downspout Discharge on Your Roof. Downspouts that run from one level of your roof to the next should cover the whole span. Check that the upper downspout is connected to a lower-level gutter. This prevents runoff from flowing over the same section of your roof every time it rains, which can cause granules to become dislodged and algae stains.

Pro Tip: Make sure all the water discharge from the roof is flowing away from the foundation of your home.

Regular Roof Maintenance

A properly installed asphalt shingle roof is a beautiful, reliable system that should last for years. You can help protect your investment with regular maintenance; however, eventually, you may notice small warning signs that its time is coming to an end.

Have a contractor inspect your aging roof to see if it’s in need of a repair or replacement. By taking the initiative early on, you can avoid larger problems down the road. Call Garfield 1-2323 if you think you may need a new or repaired roof.

Does your roof need replaced this year?

A roof can often reach the end of its useful life without being damaged by a storm or other factors. It could simply be old and worn, and doing preventative maintenance on your home to keep problems from worsening is critical.

Putting off replacing an old roof may lead to bigger problems in the future. As a result, keeping an eye out for warning signs is essential so that you can add the project to your to-do list on time.

Garfield 1-2323 is ready to help you with your roof replacement project. Get a free estimate today.

8 Warning Signs That Your Roof May Need To Be Replaced:

Shingle edges are curled or shingle tabs are cupped.

Bald spots where granules are missing.

Cracked shingles.

Your roof is at least 20 years old; while many shingles today are produced for durability, many factors can accelerate the aging of shingles. For example, if your roof is not properly ventilated, it can negatively impact your shingles.

The roof just looks old and worn.

Neighbors are getting new roofs. Homes built around the same time period can be experiencing the same types of weather conditions that can mean that your roof is nearing its useful life.

Dark streaks. Airborne algae cause dark streaks on roof decks. While this may not necessarily harm the roof shingles, it may not look good.

Moss can grow on roof surfaces that don’t get much sunlight, especially in cool, moist climates. Moss growth can be more than a cosmetic issue. Moss holds moisture against the roof surface and over time in freezing climates can cause damage to the granules on the top of the shingles. Moss can be brushed off but it won’t prevent it from growing again; take care not to damage the shingle surface. You may need to contact a professional roofing contractor. Get your free estimate from Garfield 1-2323 today.

When Is It Time To Replace Or Repair Your Roof?

Roof renovations and replacements are big decisions that lead to big investments. Evidence of roof damage appears gradually subtly at first, going unnoticed for weeks or even months as your roof condition worsens! Practicing regular maintenance is imperative so you can get on top of the project before your home suffers interior damage.

Your roof’s condition can be assessed by performing interior and exterior roof inspections.

Interior Roof Inspection

Start by heading up to your attic, look for light that is leaking through cracks or holes in your roof. If beams of light are infiltrating your roof, water may do the same. Make note of these problem areas and see if they can be patched! Additionally, keep your eye out for dark streaks and stains. If these spots are apparent on the underside of your roof or walls, moisture is seeping through, therefore damaging your home’s interior structure. Not only will moisture leave dark marks, it often also causes “sagging”. If you are able to reach the sagging spot, touch it to see if it feels soft or wet. Doing so will help you gauge how severe the damage is. Keep your eye out for any other obvious signs of water damage such as audible leaking or mold. If you see any clear signs of damage, consider contacting Garfield 1-2323 to inspect your roof!

Exterior Roof Inspection

After analyzing your roof from an interior standpoint, check in on your roof from the outside. While interior roof inspections help you pinpoint interior structure damages, exterior roof inspections allow you to identify problem areas that may be easy fixes, before they cause larger issues. Similarly to interior red flags, dark stains, leaks, and water damage are obvious signs you may be in need of roof repair or replacement. Keep an eye out for rotting, broken, or moldy shingles or those with moss or algae buildup. Shingles that are curled up and or losing granules indicates your roof is dry and brittle and in need of replacement. If your roof is more than 20 years old, you are much more prone to these issues and should have your roof professionally inspected regardless of visible imperfections.

Preventative measures can help you save on necessary roof repairs, so give your home the long overdue roof inspection it needs! If you need a helping hand, contact Garfield 1-2323 today.

If you’ve been putting off getting a new roof, now is the best time. Fall is right around the corner and before you know it, winter will be here. The contractors are finishing up the busy summer season and it’s time for you to protect yourself before it’s too late. The initial investment into a new roof can be scary, but with our help you will be able to see the benefits of a new roof to make the best decision for your home.

Why Should You Get a New Roof?

Safety – With a new roof, you can live comfortably knowing you have a stable roof, protective against dangerous situations and weather conditions

Energy Efficient – Older roofs make it harder to achieve a desired indoor temperature due to improper ventilation. A new, properly insulated roof can keep cold and heat from escaping your home

Increase The Value – Having a new roof adds an increased value to your home and increases the resale value

Curb Appeal – Roofs often rank amongst the most visible components of a home’s exterior. Having a new roof can help you be the hottest neighbor on the block

Cost Effective – Having a new roof can reduce mildew and wood rot, to minimize further additional costs like flooding and high energy bills needed for your home
